We are AEMSEN, a Dutch company of architects, aesthetes and many more, who have a passion for creating sublime and sustainable environments. The world needs better and smarter cities and buildings and we can achieve this by cleverly combining hard-, soft- and orgware in real estate and urban development. Because at Aemsen we are next to architects and designers also business and concept developers, we understand how we can combine these different fields in a multidisciplinary way in order to optimally add value to the purposes of our clients.

BARBIZON is AEMSEN's proposal for the redevelopment of the plots at Barbizonlaan in Capelle aan den IJssel into a future-proof, sustainable and affordable housing project.
BARBIZON was developed as a green and modular complex and built with prefabricated wooden modules. The 112 apartments in 16 different housing types vary in size from 45 m2 to 120 m2. The factory-built CLT modules are stackable and switchable without additional auxiliary construction. This dry construction method with biobased materials and gas-free apartments results in an ecological residential complex.
In addition to greenery and biodiversity, the green valley also facilitates interaction between the residents. The shared green outdoor spaces are accessible to all residents of the complex via the corridors.
PRE-MANUFACTURE IN A FACTORY ENVIRONMENT
The modularly developed building system delivers CO2 neutral building and a more efficient and faster way of building than current standards. Much less building material is needed, construction is less polluting. And because this building system can create all kinds of housing typologies, with a good balance between cohesion and flexibility, it is suitable for many target groups. It makes sustainable and circular buildings accessible to everyone.
CLT
The prefabricated Cross Laminated Timber residential modules with which the project is built are easily adaptable and reusable. CLT is fireproof and the indoor climate in the homes is comfortable and healthy. Building with CLT is lighter than traditional building, it has good insulating properties and it provides much less nitrogen emissions. It is an ecological, environmentally friendly and sustainable way of building.
NATURE INCLUDED
By modular design and building with prefabricated CLT modules, the balance between city and nature can be brought back. The symbiosis with nature is further enhanced by integrating options for greenery and biodiversity in the modular system of facades and roofs. The green valley and the greenhouses at the top of the corridors also ensure good social interaction between the future happy and proud residents of the complex.
